Strategy

  • Office: Low to high rise buildings; Single-tenant and multi-tenant properties

  • Industrial: Warehouse, distribution, business parks, light manufacturing, flex and R&D; Single tenant and multi-tenant properties

Acquisition Characteristics

  • Single asset and portfolio transactions, vacant or partially leased properties

  • Properties with additional land and/or entitlements, vacant or underutilized land

  • Minimum valuation of $15 million

  • Target levered IRR of 15%+ for value-add properties; 10%+ for core plus properties
